Mortgage rates dropped yet again to record lows as the 30-year fixed-rate loans averaged 3.49 percent nationally, more than a percentage point lower than a year ago, according to figures released Thursday by Freddie Mac. The 15-year fixed-rate mortgage rate dropped to 2.80 percent, also a record low.

In New England, 30-year mortgages averaged 3.61 percent, 15-year mortgages 2.89 percent.
