The sale of a swanky, beachfront estate in Madison is the most expensive recorded in the town since 2006, according to brokers involved in the deal, before the downturn in the real estate market.
The 7,700-square-foot, shingle-style house at 29 Middle Beach Road West, which overlooks Tuxis Island, sold for $5.6 million, according to Coldwell Banker Residential Brokerage. Even though it set a short-term record, the estate sold below the most recent asking price of $6.3 million, according to zillow.com.

In April, the Wall Street Journal reported:
Daniel Dolan, 64 years old, and his wife Diane, 62, purchased this property in 1993 for $1.2 million, according to public records. The existing house at the site required major renovations and was built at an odd angle to the shoreline, Mr. Dolan said. The couple tore it down in 2000, purchased an adjoining lot for $95,000 and built this 7,738-square-foot shingle-style home in 2001. The property spans 1.17 acres.

The house has four bedrooms, four full bathrooms and more than 200 feet of sandy beachfront.
“Meticulously designed, the home is located on a premiere street in Madison and offers stunning water views,” said Sue Clifford, the Coldwell Banker agent who represented the buyers.
Coldwell Banker declined to the name the buyers, and the town clerk’s office in Madison refused to give out the information over the telephone.
A short drive down the road, there is another estate for sale, with an asking price of $6.2 million, according to a listing on trulia.com. The 6,000-square-foot Nantucket shingle-style house has five bedrooms, five bathrooms and also was built in 2001.
